   SEARCH OF PROPERTY

WE are aware how difficult it is to look for property in a foreign country - to know the right location and the appropriate type, this is why, we have decided to concentrate our efforts on analysing only few regions in Bulgaria, but thoroughly, and therefore, limiting our offers to real estates belonging to them. We particularly aim to make sure that our clients are fully advised and understand in detail what they purchase with all the advantages and disadvantages the property, they choose, has. The satisfaction of the client is our top priority and we build our reputation on that. We do not pursue high volumes of sales, but focus on the personal attention and care when dealing with the search of property for you!



   VIEWING OF PROPERTY


ONCE you are ready to view a property, we arrange the inspection visit for you. This includes flights, accommodation and transfers. We are pleased to offer you a full refund of your flight when you make a purchase of property which costs £45 000 and up. /However, please, note that this policy refers to one person expenditure only/.

   LEGAL ASSISTANCE

FOR us, it is really important to conduct the sale in the smoothest possible way, without any complications, incurring of unexpected, additional costs or any other kinds of bad surprises for you. Because of that, our team in Bulgaria is represented only by lawyers who are responsible for checking every single detail before coming to the stage of signing contracts. We offer you free legal consultations and our lawyers assist you or directly conduct the sale for you.

   MONEY TRANSFERS IN BULGARIA

Services and prices

Once you are ready to purchase a property from us, we assist you in the following way:


   1.Before purchase assistance:

Registration of limited company or private limited company. This includes preparation of all the documents, translations, registrations in the court and the tax office and payments of any tax, due for the establishment of the company.

Total cost of this service is £400 where all the tax charges mentioned above are included in this fee.


   2.During purchase assistance:

  • Checks of the property. This involves checks of all the documents concerning the property and the previous owner / documents for ownership, documents stating independence of mortgages etc./
  • Preparing the declarations necessary for the Notary;
  • Having our lawyer accompanying you to the Notary and supervising the conduct of the purchase.
  • Writing the Notary Act after the purchase.

Cost of this service depends on the material value of the purchased property.
- Property up to 15 000 EUR - 300 leva / around £100 /;
- Property between 15 000 EUR to 20 000 EUR - 350 leva /around £120/;
- Property between 20 000 EUR to 50 000 EUR - 500 leva /around £170/
- Property more than 50 000 EUR - for every 10 000 EUR adding to the price - 100 leva more.



   3.After purchase assistance:

This involves registration of the property in the local tax office as an asset of your company and payment of the annual tax. Please, note that this is separate of the Local Government Tax and the Notary fee you need to pay straight after the purchase of the property.

The cost of this service is £100.


   4.Other services

  • Looking after your property when you are away. This involves going to the property to check it once a month /£30 a month/.
  • Organising insurance for the property. /£20 /.
