Situation: The complex is located on the Bulgarian black sea coast, in the town of Pomorie, 150 meters to the sea. Region: Bourgas. Prices: from 51 170 € to 262 650 € Number of the parking places: 46 Beginning of the building: 15.09.2008 year. Finish of the building: End of 2009 year. Payment: 1000 € - price for reservation; I. 40 % of the amount after signing a preliminary contract (max. 21 days after the payment for the reservation); II. 40 % of the amount after receiving act 14; III. 20 % of the amount after receiving act 16 and becoming an owner of the apartment by signing an official contract. This complex shall be used for permanent living, summer residence as well as commercially rented apartments. The design of the apartments should have a maximum of open territory and a minimum of corners and columns in this area! Our target is to get a maximum of quality living space out of this complex. The Design In general we are looking for a common Bulgarian design but with a touch of Themed elements! The complex shall carry a name according to the design! Keep elements of this them in all decorations and facilities! All the entrances shall be rich in design and inviting. The outside of the complex and the courtyard of this complex shall be a beautiful park and green zones with fountains, alleys and rest area! A Family oriented entertainment complex with pool area active and recreation area. Swimming pool – approximately 200 - 250 m² water mirror with a dept from 90 cm to 160 cm. The design of the wet area shall be closer to natural pond than an Olympic pool! The Baby pool – approximately 30 m² water mirror, dept from 20 cm to 50 cm with water slide and décor. Kids facilities with themed wet and dry active zone. Outdoor Playground for children, 3 units. A themed Wellness complex, a sauna or Banya shall offer a unique ambience. There are to be at 2 units of private SPA, differently themed and each of them having a changing room, common room, wet area and rest area! Each unit shall accommodate from 2 to 6 persons at the time. From the private SPA the public area, wellness area, should be accessible! A fitness center and some training rooms shall complete the active section of this complex. Management of the Bulgarian Rose Gardens will be carried out by a professional building administration and maintaining company. This company ensures all standard building management services, including television and Internet network maintenance, washing of facades, security and cleaning of professional premises and communal areas. The company will offer the residents of the Complex a new service – a special domestic service alongside standard management services. This company shall gain (till the opening) the ISO 9001:2000 (14001:2004) quality management certificate for the provision of both cleaning and building management services – a guarantee of a highly professional approach and reliable operation. The price for the management of the building will be approximately 12 €/m² per year. F&B sector: -A restaurant with a barbeque with international and bulgarian kitchen; -“Delicatessen store” also known as “Gastronom”, selling off the counter only for take away; -Confectioner's shop; -Bistro; -Vita bar; -Wine house. TECHNICAL DESCRIPTION OF BULGARIAN ROSE GARDENS Building Structures: The building shall have reinforced concrete pile foundations, a monolithic reinforced concrete gapless and beamless framework, with a covering thickness of xxx mm. Walls: The building has to have two types of external walls – external walls of aerated concrete blocks with decorative rendering (AEROC –xxx mm) and glass facades (glass packages and aluminum constructions - SHÜCO-FW 50+). Sun-protective glass is to be provided in the glass facades (on the southern and western sides - SUN GUARD HP LE50 xx mm – LOW xx mm-E 1,1 N - 16mm argon; on the eastern and northern sides – PILKINGTON OPTI FLOAT CLEAR xx mm – PILKINGTON OPTIHERM SN xx mm – argon – 16 mm, heat conductivity-Ug=1.09 W/m2K). The building's internal walls between the apartments and corridors are going to be built of silicate blocks (SIMPRAS 250 mm) with rendering on both sides. The dividing walls in the apartments are going to be built of KNAUF plasterboard panels with sound and heat insulation. The bathroom and toilet walls are going to be of KNAUF plasterboard panels with an external moisture insulation layer. Windows: The windows in the apartments and the stairwells are going to be glass packages with sun-protective glassing (PILKINGTON on the eastern and northern facades, SUN-GUARD – on the southern and western sides) and an aluminum frame construction. The facade windows are going to be of an aluminum construction (SHÜCO ROYAL 65) and sun protective glass (PILKINGTON on the eastern and northern facades, SUN-GUARD – on the southern and western sides). Windows on the facades with a sloping surface also have to have sun protective glassing (SUN-GUARD); the external glass is hardened, the internal - laminated (triplex). The glass is five times more durable than usual glass, with a heat conductivity of Ug=1.09 W/m2K. Doors: The fire-resistance limit of the apartment doors is going to be up to 30 minutes. The doors are finely veneered with oak or beech. The visible parts of the doors are going to be of __ (color), lacquered or stained. The doors are fitted with locks (ABLOY or ASSA). All apartment doors must be not less than 80 cm, entrance doors to and from the street should be double winged. Floors: The floors of the living rooms shall have reinforced concrete rendering (thickness - 250 mm) with a sound insulation sheet (thickness = 20mm) and a cement grout leveling layer (thickness - 40mm). On the ground level, the floors shall have reinforced concrete rendering with heating of the floor's base, a sound insulation sheet and cement leveling layer (thickness of all layers - 60mm). In the basement parking area, the floor is going to be reinforced concrete with anti-dust protection. Rendering of internal surfaces in apartments: The walls in the apartments – filled, leveled, prepared for rendering (painting or wallpapering). In the bathrooms and toilets, plasterboard panel walls with a moisture resistant external layer, filled and leveled, ready for tiling. Floors – covered with a self-leveling cement layer, prepared for rendering – laying of materials (parquetry, laminate, etc.) that the inhabitant has chosen and acquired according to own wishes. Bathroom and toilet floors leveled, primed (MIRA 4120), covered with hydro-isolation resin (MIRA 4400), ready for tiling. Ceilings – of plasterboard sheets, filled, leveled and prepared for rendering. In the bathrooms and toilets – plasterboard ceilings with a moisture-resistant external layer, filled, leveled and prepared for painting. The kitchens, bathrooms and toilets are going to be fitted with water supply and drainage piping prepared for installation of sanitary engineering appliances to be chosen and acquired by the resident according to own wishes. Internal rendering in communal areas: The corridor and lift hall walls are going to be filled with a fine rendering putty, leveled and painted with water emulsion paint. Corridor floors – are to be tiled with stone mass tiles; ceilings – of plasterboard sheets, primed and painted with water emulsion paint. Heat supply: Each apartment is going to be provided with a heating system. Air-conditions, electrical or hot water circulation systems to be chosen. We will install an open fire place (with all fire safety installments according to the law) Water supply and drainage system: Water supply in the building will be from the City’s central water supply. Hot water system to be chosen. A pumping block with automatic pumps and water filters is going to be installed in the building. Mechanical water meters will be installed in all apartments. The building’s sewerage system is going to be connected to the City's sewerage network. Electricity supply: Electricity has to be installed in all apartments; an electricity cable system is fitted from electricity distribution to power-points, switches and lighting, according to the project. Standard switches and power-points are to be installed. There are an additional number of power-points in the kitchen for household needs; electricity supply is provided for steam exhaust fan, electrical oven, dishwashing machine. Incandescent lamps (1x60W) shall be connected at all lighting positions. Apartments have to have an external doorbell. Emergency lighting must be installed in the building’s foyers. Communications: Each apartment has to have a telephone, Internet and cable television supply with rosettes, according to the project. Ventilation and air-cooling: The apartments shall have approximately one air exchange per hour. Air supply is to be provided through special equipment built into the external walls. All apartments have individual air-conditions! The kitchens, bathrooms and toilets have to have a mechanical air exhaust system. Kitchens will be provided with the option of installing separate air exhaust system above the stove. All apartments shall have a chimney for individual connection of fire places. Best to be located in the center of the apartment or closer to the window side! In the standard set up of the apartments a fire place will be included! A natural ventilation system is to be provided for the building’s stairwells, corridors and halls. Security: The building will have lightning protection. The building has to have a fire-extinguisher alarm and a fire notification system (including automatic), developed according to the project and the Bulgarian State Fire Department’s requirements. The parking area in the basement storey will be fitted with automatic smoke and fire detectors, fire-extinguisher pumps. It is possible to install movement detectors outside each apartment, which can be connected to an individual security alarm system. Each apartment's kitchen’s ventilation system shall have a fire extinguisher safety system (a fire containment valve and/or diaphragm) installed. For personal security video control may be installed (connected via UTP/FTP cable) Lifts: The residential section has to have 1 passenger lifts manufactured in xxx (KONE). The lift with a lifting speed of 1.0m/s and lifting capacity of 630 kg and. The lift cabin has to be made of stainless steel (ASTURIAS SATIN). The cabin has to have lighting, a control panel and mechanical ventilator. Roof: The residential building’s roof must be covered with a heat insulation protective layer. The apartments on the upper floors are to have an operational roof, the covering of which comprises a heat and hydro-insulation layer and cement covering. We are going to offer at least three standards of furniture and design to our clients. Corridors and walk trough: All corridors should be no less than 160 cm (absolute) free pass; 120 cm are accepted only in low frequented areas. That includes not only walls but also furniture and equipment, inside the apartments there must be at least 80 cm of walk trough.
